The Challenge

This 1960s home on Clayton Crescent, Kotara, had floors that were completely out of level, with a significant sag at the front of the house. Decades of movement had left the original brick piers unable to support the home properly, and the unevenness affected every room. The homeowners wanted a lasting fix rather than a quick patch, and they had a new kitchen planned that needed a level floor.

The challenge was to correct the movement and lift the sagging section safely, while working in the tight space beneath the floor.

Services Provided

Newcastle Foundation Repairs carried out a full restumping and re-piering of the home.

Our team removed the old brick piers and replaced 16 piers, restoring solid support beneath the floor. We then relevelled the house, lifting the sagging front section and bringing the floors back into line.

Each new pier was set to the correct height so the load sits evenly across the home. Before work started, we explained each step to the homeowners.

The Result

The house now sits properly supported and level. In some places, we raised it by up to 90mm to correct years of sagging, and the difference is clear throughout the home.

Floors that once sloped toward the front are now flat, and doors and windows sit as they should. Best of all, the homeowners can now go ahead with their new kitchen, knowing it will sit on a level floor over stable foundations.
