What affects the cost of restumping?

Site access is the biggest factor. How easily our team can reach the space under your home, and move materials and equipment in and out, has the largest effect on the price. Other factors include:

  • Site access, including tight crawl spaces, steep or sloping blocks and how close materials can get to the work area
  • The number of stumps or piers that need replacing, and whether your home needs a full or partial restump
  • The height under your house
  • How far the house has moved, and how much levelling is needed
  • The condition of the bearers, joists and floor framing, and any extra repairs they need
  • Site conditions such as soil and drainage

How we price depends on the project. Many people search for a cost per stump, but a single figure can mislead, because access, height and levelling change the price of each one. For most jobs we quote for the work your home needs. Where there is a lot of damage and you are working to a budget, we can price per pier, so you can see the cost of each pier and plan the work around your budget.

Full restump or replace only the failing stumps?

Not every stump needs replacing. If only some are failing, we can often replace those and relevel the floor, which can reduce the overall cost. If not every pier is replaced, our annual inspections give us the chance to keep an eye on the remaining piers.
