Previous leaks and moisture under this Stockton home had damaged the old timber bearer. From the outside it looked serviceable, but once we opened it up, the rot had spread through the core of the timber.
A bearer carries the load of the floor above it. When it loses its internal strength, floors can sag, bounce or crack, and the joists and piers around it take on extra load.
Services Provided
The bearer could not be repaired, so we replaced it. We propped the floor, removed the rotted timber and installed 2x 100x45mm Red Alert HS2 beams. This treated structural timber suits damp subfloor conditions far better than untreated timber.
The Result
The floor now sits on sound, treated timber built to handle subfloor moisture.
